The site was a gap in the street. The building on it burned in 1988 and was never rebuilt, and the lot stood fenced for 34 years: 410 m² between two buildings of the 1770s, with a garden to the north and the river to the south, over the rooftops.

We bought it in 2022 at the third auction. The licence took two years, most of them spent agreeing the height with the city’s heritage department. Our roof is 40 cm below the eaves of the building to the east.

Two apartments a floor

Tiago Serpa drew two apartments on each floor, one facing the river and one the garden, and a single apartment across the top. The south balconies are 2.4 metres deep, enough for a table, and planted in steel troughs watered from a rainwater tank in the basement.

Six of the nine are sold or reserved. The schedule is updated the day anything changes.
